Removed divide kitchen/dining room wall+ supported the ceiling above with a steel RSJ made good to surrounds
plastered walls, re-wired and plumbed kitchen to suit new layout.
Fit new Howdens kitchen + appliances, screeded + tiled floor
Took an old window out and built the archway. Installed a bespoken solid oak door & frame, reconfigured the entire internal lay out. More pictures to follow internally.
Lee Lane East, Horsforth
Removed a proportion of the kitchen/dining room wall to give an open plan kitchen area, fitting a new Howdens kitchen. cut out rear window and fit new patio doors. Removed the old free standing boiler and associated cylinder tanks etc, fit a Worcester Bosch Energy Efficient combi boiler, installing a new bathroom and tiling. Opening up the boarded staircase with spindles. decorating throughout. New drive & turning area 120m2 laid with lateral drainage and raised flagged patio area to the rear.
THE GLADES (off Ling Lane Scarcroft)
The new owners wanted an open plan kitchen, the wall unit pictured is how it was prior to their purchase. We bought & fit the kitchen & appliances from 'Arlington Interiors' and sourced the quartz worktops & up-stands.
We formed a walk-in wardrobe in the master bedroom.
Underfloor heating throughout the kitchen area.
New hardwood flooring to the entrance hall, decorated throughout.
Started 4th September; completion date 13th October. Completed.
Highwood Avenue LS17
Knocked the ground floor non load bearing block walls out to create an open plan kitchen and lounge area. Installed new kitchen and breakfast bar, re-plastered the ceilings throughout, total re-wire, opened up the boarded staircase and fit banister & spindles.
Removed rear window and cut out the brick/block wall then installed UPVC double glazed French windows. Removed and disposed of existing rear porch, blocked up the door to facilitate kitchen lay out. Removed rotten side porch and built a new brick/block porch. Client moved out for three weeks, completed as promised on time. Client undertaking their own decorations and flooring. Completed in 19 days

THE OVAL, FARSLEY
Encroached into the wasted space in the bedroom,removed the existing shower wall and built a partition to extend the existing bathroom to form a wet room behind where the shower was, removed the existing shower/cubical sanitary wear and tiles then modernized with new sanitary wear and marble tiles to wall and floor.
Completed in 5 days
Birkdale Rise LS17
Double side and single wrap around extension two extra bedrooms with en-suite to master, two additional shower rooms, knocked through the kitchen to make it open plan, play room at the rear
Removed the old dated kitchen and replaced it with a new modern 'Howdens' kitchen and appliances.Removed existing dining room window and installed new patio doors.
Built a side utility/garage/toilet extension, linked into the house, in and out with-in a month. Completed.
Holmwood Drive LS6
K-Rend silicone FT hand applied through coloured render, scraped finish, no need to ever paint again.
LONGWOOD CLOSE, SHADWELL
Front porch and separate toilet, wash basin and wet room,
designed in-keeping with the existing kitchen extension
Relocated the gas mains to suite extension.
Started 24th October finished 19th November.

Total re-wire to replace the old black & red unearthed wiring, removed and disposed of the existing kitchen, demolished the divide wall to create an open kitchen/dining area, re-skimmed over the Artex ceilings, fit new LED recessed lighting throughout the ground floor, installed a new kitchen with modern units and a breakfast island, fit integrated appliances, fit plinth and under unit LED lighting, replaced the tiled floor with wood flooring throughout the kitchen/dining area. Remove the dated stone fire surround and replaced with cupboards and shelving, replaced the existing central heating boiler with an energy efficient Ideal Independent A-rated C 30 combi boiler, all completed in 3 weeks whilst the family were still residing there.The blue film was a protective cover on the units. completed
